When it comes to building the home that will adorn it, there are three main approaches: architect/architectural designer; design and build company; or group home builder. Which will you choose? 1. Architect or Architectural Designer

An architect or architectural designer facilitates the process from design through construction. They design and specify your home with you and can work with you to tender out the construction and management of the build. If you’re flexible about your budget and cost isn’t an overriding concern, then you may be happy paying more for the service. After all, you might like a particular architect’s or designer’s style. With an architect, you will get an individually designed, detailed and crafted home – with a price tag to match.

2. Group home builder

At the other end of the scale is a set plan from a group home builder. If you have a reasonably flat, regular-shaped site, a fixed build budget coupled with a shorter time frame could be a good solution. The plans will be ‘off the peg’ with little room for customizing, so any variations can quickly ramp up the costs. However, using a group builder is a tried-and-true approach. It’s a good, solid, straightforward solution – practical, predictable and cost-effective. It’s also the most common way of building in New Zealand.

3. Design and build company

With a design and build company the design, costing and build teams all work together, so you can achieve a good balance between design and cost-effective construction. You can have your own style and fit out while still keeping an eye on cost. You could say it’s the best of both worlds.
